Position Overview:
The company is seeking an experienced Lead Superintendent to oversee field operations for their new 290-unit garden style apartment development in Denver, CO. This hands-on leadership role is critical to ensuring the successful execution of this significant project, from site preparation through completion and turnover.
Key Responsibilities:
- Provide direct field leadership for all construction activities, maintaining quality standards and site safety
- Coordinate and supervise subcontractors, ensuring adherence to project schedules and quality benchmarks
- Conduct daily site inspections and quality control reviews
- Manage and mentor assistant superintendents and field personnel
- Lead daily and weekly subcontractor meetings to address scheduling, coordination, and quality issues
- Review shop drawings, submittals, and RFIs for constructability and compliance with project documents
- Implement and enforce site safety protocols and OSHA regulations
- Collaborate closely with the Project Manager on schedule management and resource allocation
- Identify and resolve field issues promptly to minimize delays and cost impacts
- Interface with local building officials during inspections
- Oversee project documentation including daily logs, progress photos, and inspection records
- Participate in owner meetings and presentations as required
- Support the pre-construction process with constructability reviews and value engineering
Required Qualifications:
- Minimum 10 years of construction field management experience, with at least 5 years in multifamily projects
- Proven track record managing garden style apartment complexes of similar scale (250+ units)
- Strong understanding of construction methods, materials, and building systems
- Thorough knowledge of building codes and construction safety regulations
- Excellent leadership skills with the ability to effectively manage diverse subcontractor teams
- Strong problem-solving abilities and decisive decision-making skills
- Proficiency with construction management software (Procore, PlanGrid, etc.)
- Ability to read and interpret construction documents, drawings, and specifications
Preferred Qualifications:
- OSHA 30-hour certification
- Experience with sustainable building practices
- Knowledge of Colorado building codes and local regulations
- Background in wood-frame multifamily construction
- Experience with phased deliveries and occupancy
Compensation & Benefits:
- Base salary: $150,000 annually
- Up to $30,000 bonus paid across the project
Location:
This position is based in Denver, CO with daily presence required at the project site.
