About the Opportunity:
A leading general contractor is seeking an experienced Project Manager to join their team in Murfreesboro, TN. The individual suited for this role will deliver outstanding client service, foster exceptional company culture, and lead all construction operations to ensure multifamily projects ranging from 100-300 units are completed ahead of schedule and under budget across Tennessee.
Position Overview:
The Project Manager is responsible for coordinating and supervising multifamily construction projects throughout Tennessee. This role reports directly to the Division Manager and requires collaboration with development and ownership teams, design consultants, authorities, subcontractors, suppliers, and field staff for the successful completion of assigned projects.
Key Responsibilities:
**Pre-Construction**
<ul>
<li>Partner with owners, development teams, and design consultants in the project design phase</li>
<li>Identify potential cost and construction risks; identify design conflicts and anticipate potential delays to develop proactive solutions prior to the commencement of construction</li>
<li>Assist executive leadership in preparing project budgets, estimates, and schedules</li>
<li>Coordinate and secure all required permits and licenses</li>
</ul>
**Procurement &amp; Contract Administration**
<ul>
<li>Prepare and issue subcontracts, purchase orders, and service agreements</li>
<li>Lead pre-construction and manufacturer's representative meetings</li>
<li>Assist in securing subcontractor/vendor insurance and bonds</li>
<li>Administer all prime contracts, subcontractor/vendor agreements, change orders, and submittals</li>
<li>Ensure publication of all closeout documentation, including warranties, O&amp;M manuals, and lien waivers</li>
</ul>
**Reporting**
<ul>
<li>Maintain and publish weekly project schedules, buyout reports, allowance logs, RFI logs, submittal logs, change order logs, and delay logs</li>
<li>Prepare monthly Owner reports in a timely manner and be prepared to lead monthly, on-site, OAC meetings</li>
<li>Ensure field teams complete daily reports, photos, and inventory tracking</li>
<li>Keep all stakeholders informed with consistent, accurate progress updates</li>
</ul>
**Construction Operations**
<ul>
<li>Assist in the oversight of construction means and methods, ensuring safety, compliance with codes, and quality standards</li>
<li>Make regular jobsite visits to establish a detailed knowledge of current on-site conditions, construction progress, safety conditions, and overall project status</li>
<li>Coordinate with utility providers, inspectors, and local/state officials to ensure fees are paid and compliance issues are resolved timely to ensure that schedule objectives are met</li>
<li>Develop, mentor, and train Assistant Project Managers to prepare them for future Project Manager roles within the company</li>
</ul>
Technical and Professional Requirements:
<ul>
<li>Bachelor's degree in Construction/ Building Science, Construction Management, Architechture, Engineering, or a related field (required)</li>
<li>Proven experience managing multifamily construction projects (100-300 units)</li>
<li>Strong ability to interpret and communicate technical and contractual matters</li>
<li>Ability to manage customer, community, or environmental issues that may arise</li>
<li>Excellent technical knowledge of construction methods, contracts, and blueprints</li>
<li>Proven experience managing budgets and schedules for large-scale construction projects</li>
<li>Strong knowledge of construction materials, equipment, safety regulations, and quality standards</li>
<li>Proficiency in MS Office Suite (Excel, Project, Word) and Procore</li>
</ul>
Compensation &amp; Benefits:

<li>Base salary up to $160,000 (commensurate with experience)</li>
