About the Opportunity:

A nationally recognized, vertically integrated multifamily real estate developer and operator — with a decades-long track record of delivering high-quality apartment communities across the United States — is seeking an experienced Lead Superintendent to oversee the ground-up construction of a brand-new 330-unit podium wrap development in the Raleigh-Durham, NC metropolitan area.

Position Overview:

The Lead Superintendent will hold full on-site responsibility for the construction of this large-scale multifamily development, from site mobilization through certificate of occupancy and owner turnover. The ideal candidate is a hands-on, highly organized construction professional who thrives in a fast-paced environment and leads by example.

Key Responsibilities:

• Direct and manage all day-to-day on-site construction operations for a 330-unit ground-up podium wrap project
• Develop, maintain, and enforce the project schedule in coordination with the Project Manager and subcontractors
• Oversee subcontractor performance, scope compliance, coordination, and sequencing across all trades
• Ensure full compliance with all federal, state, and local safety regulations; maintain a zero-incident safety culture on site
• Conduct regular quality control inspections and enforce construction standards consistent with company specifications
• Manage RFIs, submittals, and field decisions in partnership with the project team
• Coordinate with local authorities, utility providers, and inspectors to facilitate timely approvals and inspections
• Lead and mentor assistant superintendents and field staff; promote a culture of accountability and continuous improvement
• Proactively identify and resolve potential construction issues before they impact schedule or budget
• Maintain accurate daily construction logs, progress reports, and documentation

Required Qualifications:

• Minimum 8–12 years of progressive construction experience, with at least 5 years in a lead superintendent or senior superintendent role
• Demonstrated, verifiable ground-up multifamily construction experience is required — candidates without this background will not be considered
• Direct experience with podium wrap or similar complex wood-frame over concrete construction strongly preferred
• Proven ability to manage large-scale projects of 200+ units from site work through closeout
• Deep knowledge of construction sequencing, means and methods, building codes, and OSHA safety standards
• Strong subcontractor management skills with a track record of holding trades accountable to schedule and quality
• Proficiency with construction management software (Procore, Bluebeam, or equivalent) and scheduling tools (MS Project, Primavera, or similar)
• Exceptional communication, leadership, and organizational skills
• OSHA 30 certification required; OSHA 10 minimum
• Must be willing to reside in or relocate to the Raleigh-Durham, NC area
