About the Opportunity
A leading general contractor is seeking an experienced Senior Project Manager to join their growing team in Knoxville, Tennessee. This role will oversee multifamily construction projects ranging from 100–300 units across Tennessee, ensuring projects are delivered on schedule, within budget, and to the highest quality standards.
The ideal candidate is a proactive leader who has managed multiple multifamily projects at one time.
Position Overview
The Senior Project Manager will manage and coordinate all aspects of multifamily construction projects from pre-construction through completion. Reporting directly to the Division Manager, this role works closely with owners, developers, design teams, subcontractors, suppliers, and field personnel to ensure successful project delivery.
Key Responsibilities
Pre-Construction
- Collaborate with owners, development teams, and design consultants during the design phase
- Identify cost risks, design conflicts, and potential schedule delays; implement proactive solutions
- Assist executive leadership with project budgets, estimates, and scheduling
- Coordinate and obtain all required permits and licenses
Procurement & Contract Administration
- Prepare and issue subcontracts, purchase orders, and service agreements
- Lead pre-construction meetings with subcontractors and manufacturer representatives
- Support subcontractor/vendor insurance and bond procurement
- Manage contracts, change orders, RFIs, submittals, and project documentation
- Ensure completion of project closeout documentation including warranties, O&M manuals, and lien waivers
Project Reporting
- Maintain project schedules and logs (RFIs, submittals, change orders, delays, allowances, etc.)
- Prepare monthly owner reports and lead on-site Owner-Architect-Contractor (OAC) meetings
- Ensure field teams maintain daily reports, photos, and inventory tracking
- Provide clear and consistent project updates to all stakeholders
Construction Operations
- Support oversight of construction methods, safety compliance, and quality standards
- Conduct regular jobsite visits to monitor progress, safety conditions, and overall project status
- Coordinate with utilities, inspectors, and government agencies to ensure compliance and keep projects on schedule
- Mentor and develop Assistant Project Managers, helping prepare them for future leadership roles
Qualifications
- Bachelor’s degree in Construction Management, Building Science, Architecture, Engineering, or related field (required)
- Proven experience managing multifamily construction projects (100–300 units)
- Strong understanding of construction methods, contracts, and blueprints
- Experience managing budgets, schedules, and large-scale projects
- Ability to communicate complex technical and contractual information effectively
- Knowledge of construction materials, equipment, safety regulations, and quality standards
- Proficiency with MS Office (Excel, Project, Word) and Procore
Compensation & Benefits
- Base Salary: Up to $180,000 (depending on experience)
