About the Opportunity:

A nationally recognized, vertically integrated real estate development and construction firm, ranked among the largest multifamily developers in the United States, is seeking an experienced Superintendent to lead a 300-unit multifamily wrap project in the Nashville Metropolitan area. Position Overview:

The Superintendent will serve as the primary on-site leader responsible for the day-to-day field management and execution of a 300-unit wood-frame wrap multifamily development from groundbreaking through certificate of occupancy, overseeing all trade contractors, site safety, schedule adherence, quality control, and coordination with the project management team.

Key Responsibilities:

• Manage all on-site construction activities, ensuring the project is delivered on time, within budget, and to the highest quality standards
• Supervise and coordinate subcontractors, vendors, and field personnel throughout all phases of construction
• Maintain and enforce a comprehensive site safety program in compliance with OSHA standards and company policy
• Monitor project schedules and proactively identify and resolve any issues that may impact delivery timelines
• Conduct regular inspections to ensure work meets design specifications, building codes, and company quality benchmarks
• Maintain detailed daily logs, progress reports, and documentation, and communicate project status to the Project Manager and senior leadership
• Facilitate on-site coordination meetings with subcontractors and attend owner/architect/contractor (OAC) meetings as required
• Support the procurement of materials and equipment, ensuring timely delivery and proper staging on site

Required Qualifications:

• Minimum of 5 years of Superintendent experience specifically within multifamily construction; this requirement is non-negotiable
• Prior experience overseeing wood-frame wrap, podium, or garden-style multifamily projects strongly preferred
• Strong command of construction scheduling tools (Procore, Primavera P6, or equivalent)
• Thorough understanding of local building codes, permitting processes, and inspection requirements in the Nashville market is advantageous
• OSHA 30 certification required
• Strong leadership, communication, and problem-solving skills with the ability to manage a high-volume, fast-paced construction environment
• Degree in Construction Management, Civil Engineering, or a related field preferred but not required in lieu of substantial relevant experience

Compensation & Benefits:

• Base salary: $130,000 – $160,000 annually, commensurate with experience
