Position Overview:
The company is seeking an experienced Lead Superintendent to oversee field operations for their new 290-unit garden style apartment development in Denver, CO. This hands-on leadership role is critical to ensuring the successful execution of this significant project, from site preparation through completion and turnover.
Key Responsibilities:
<ul>
<li>Provide direct field leadership for all construction activities, maintaining quality standards and site safety</li>
<li>Coordinate and supervise subcontractors, ensuring adherence to project schedules and quality benchmarks</li>
<li>Conduct daily site inspections and quality control reviews</li>
<li>Manage and mentor assistant superintendents and field personnel</li>
<li>Lead daily and weekly subcontractor meetings to address scheduling, coordination, and quality issues</li>
<li>Review shop drawings, submittals, and RFIs for constructability and compliance with project documents</li>
<li>Implement and enforce site safety protocols and OSHA regulations</li>
<li>Collaborate closely with the Project Manager on schedule management and resource allocation</li>
<li>Identify and resolve field issues promptly to minimize delays and cost impacts</li>
<li>Interface with local building officials during inspections</li>
<li>Oversee project documentation including daily logs, progress photos, and inspection records</li>
<li>Participate in owner meetings and presentations as required</li>
<li>Support the pre-construction process with constructability reviews and value engineering</li>
</ul>
Required Qualifications:
<ul>
<li>Minimum 10 years of construction field management experience, with at least 5 years in multifamily projects</li>
<li>Proven track record managing garden style apartment complexes of similar scale (250+ units)</li>
<li>Strong understanding of construction methods, materials, and building systems</li>
<li>Thorough knowledge of building codes and construction safety regulations</li>
<li>Excellent leadership skills with the ability to effectively manage diverse subcontractor teams</li>
<li>Strong problem-solving abilities and decisive decision-making skills</li>
<li>Proficiency with construction management software (Procore, PlanGrid, etc.)</li>
<li>Ability to read and interpret construction documents, drawings, and specifications</li>
</ul>
Preferred Qualifications:
<ul>
<li>OSHA 30-hour certification</li>
<li>Experience with sustainable building practices</li>
<li>Knowledge of Colorado building codes and local regulations</li>
<li>Background in wood-frame multifamily construction</li>
<li>Experience with phased deliveries and occupancy</li>
</ul>
Compensation &amp; Benefits:
<ul>
<li>Base salary: $150,000 annually</li>
<li>Up to $30,000 bonus paid across the project</li>
</ul>
Location:
This position is based in Denver, CO with daily presence required at the project site.
