About the Opportunity:
A nationally recognized, vertically integrated multifamily real estate developer and operator &mdash; with a decades-long track record of delivering high-quality apartment communities across the United States &mdash; is seeking an experienced Lead Superintendent to oversee the ground-up construction of a brand-new 330-unit podium wrap development in the Raleigh-Durham, NC metropolitan area.
Position Overview:
The Lead Superintendent will hold full on-site responsibility for the construction of this large-scale multifamily development, from site mobilization through certificate of occupancy and owner turnover. The ideal candidate is a hands-on, highly organized construction professional who thrives in a fast-paced environment and leads by example.
Key Responsibilities:

<li>Direct and manage all day-to-day on-site construction operations for a 330-unit ground-up podium wrap project</li>
<li>Develop, maintain, and enforce the project schedule in coordination with the Project Manager and subcontractors</li>
<li>Oversee subcontractor performance, scope compliance, coordination, and sequencing across all trades</li>
<li>Ensure full compliance with all federal, state, and local safety regulations; maintain a zero-incident safety culture on site</li>
<li>Conduct regular quality control inspections and enforce construction standards consistent with company specifications</li>
<li>Manage RFIs, submittals, and field decisions in partnership with the project team</li>
<li>Coordinate with local authorities, utility providers, and inspectors to facilitate timely approvals and inspections</li>
<li>Lead and mentor assistant superintendents and field staff; promote a culture of accountability and continuous improvement</li>
<li>Proactively identify and resolve potential construction issues before they impact schedule or budget</li>
<li>Maintain accurate daily construction logs, progress reports, and documentation</li>
</ul>
Required Qualifications:
<ul>
<li>Minimum 8&ndash;12 years of progressive construction experience, with at least 5 years in a lead superintendent or senior superintendent role</li>
<li>Demonstrated, verifiable ground-up multifamily construction experience is required &mdash; candidates without this background will not be considered</li>
<li>Direct experience with podium wrap or similar complex wood-frame over concrete construction strongly preferred</li>
<li>Proven ability to manage large-scale projects of 200+ units from site work through closeout</li>
<li>Deep knowledge of construction sequencing, means and methods, building codes, and OSHA safety standards</li>
<li>Strong subcontractor management skills with a track record of holding trades accountable to schedule and quality</li>
<li>Proficiency with construction management software (Procore, Bluebeam, or equivalent) and scheduling tools (MS Project, Primavera, or similar)</li>
<li>Exceptional communication, leadership, and organizational skills</li>
<li>OSHA 30 certification required; OSHA 10 minimum</li>
<li>Must be willing to reside in or relocate to the Raleigh-Durham, NC area</li>
